Home loan solutions

Lending solutions designed around your circumstances. Every client's situation is different. Our role is to understand your objectives, financial position and future plans before recommending a lending structure that supports them.

First Home Buyers

Purchasing your first property is an exciting milestone, but the process can feel complex without the right guidance. We help first home buyers navigate lending requirements, explore available government incentives and structure their loan with confidence from the outset.

Refinancing

Over time, your current loan may no longer be the most suitable option. Refinancing can improve your interest rate, simplify your lending structure or release equity to support future opportunities. We review your existing loan and present carefully considered alternatives where appropriate.

Investment Property

Property investment requires lending structures designed with flexibility and long-term strategy in mind. We assist investors in structuring finance that supports portfolio growth while maintaining appropriate flexibility for future purchases.

Upgrading or Downsizing

When buying and selling property at the same time, timing and loan structure become particularly important. We guide you through the process, coordinating lending solutions such as bridging finance to ensure a smooth transition between homes.

Construction Loans

Building a home requires a lending structure that aligns with the stages of construction. We assist in arranging construction finance that progresses with your build, ensuring funds are released in line with each stage of the project.

Home loans in Australia — a thoughtful approach

Purchasing a home is one of the most significant financial decisions most people will make. With a wide range of lenders across Australia — including major banks, non-bank lenders and specialist providers — navigating the available options can feel overwhelming without experienced guidance.

At Amica Finance, we assess lending options across a broad panel of lenders to identify solutions aligned with your borrowing capacity, lifestyle and longer-term plans. Our role is not simply to arrange a loan, but to ensure the structure of that loan supports your future flexibility and financial direction.

We assist clients with:

  • Home purchases
  • Refinancing existing loans
  • Investment property lending
  • Construction finance
  • Equity access and restructuring

Throughout the process, we provide clear communication, thoughtful advice and steady guidance from initial enquiry through to settlement.

Frequently asked questions

How much can I borrow for a home loan?

Borrowing capacity is determined by several factors, including income, existing financial commitments, living expenses and credit history. Most lenders will allow borrowing of up to approximately 80–95% of a property's value, depending on the circumstances. We can provide a personalised borrowing estimate after reviewing your financial position.

What is LVR and why does it matter?

LVR, or Loan-to-Value Ratio, refers to the percentage of a property's value that is financed through the loan. For example, borrowing $800,000 against a $1,000,000 property results in an LVR of 80%. Loans above 80% LVR may require Lenders Mortgage Insurance (LMI). Lower LVRs generally provide access to more favourable lending terms.

Can I obtain a home loan if I am self-employed?

Yes. Many lenders provide lending options for self-employed borrowers. Typically, lenders will request one to two years of financial statements or tax returns, although alternative documentation options may be available depending on the lender and scenario.

How long does home loan approval take?

Indicative pre-approval can often be arranged within one to two business days once documentation is provided. Formal approval timeframes vary between lenders, though many applications are assessed within several business days.

What is the difference between fixed and variable interest rates?

A fixed interest rate remains unchanged for a specified period, providing certainty around repayments. A variable rate moves with market conditions and may provide additional flexibility, such as offset accounts or the ability to make additional repayments. The appropriate structure depends on your priorities and financial strategy.
